In the local market there is gap in the level of residential and commercial properties available for purchase or rent in the local community due to several factors such as: miscommunication of requirements and process, lack of experience as developers, financial knowledge of clients, etc.

We aim to proactively lead in creating and delivering new residential and commercial developments for sale and rental to the local community as we work to satisfy the growing demand sustainable communities in the Cayman Islands. The team will leverage our knowledge and expertise of the local and regional market to create development solutions to improve the overall process for clients to access and ultimately accomplish their financial goal to own real estate on island.

Pricing

To achieve the company’s strategic and financial goals we will be utilize the fee schedule for the numerous services offered below:

Project
Management Fee

5% of total project costs

Service Contract Term and amount to be agreed with Client after initial consultation. The fee is confirmed at the beginning of the project and paid upon completion of construction of the project.

Development
Arrangement Fee

10% of capital amount raised

The fee is confirmed at the beginning of the project and paid upon completion of construction of the project.

Co-Development Fee

30-45% shareholding/profit share

The fee is confirmed at the beginning of the project and paid upon completion of construction of the project.

Management Team

Lori Moncrieffe

Managing Director

Lori brings over 13 years of banking, sales, relationship management and credit risk experience through roles held with two of the largest banks in the Caribbean, CIBC First Caribbean International Bank and RBC Cayman.

During her tenure with the Banks, she worked within the following departments: Wealth Management, International Corporate and Domestic Corporate departments, which allowed her to develop broad expertise to exceed performance metrics and actualize growth opportunities for the organizations.

She has effectively managed commercial loan portfolios within domestic corporate (range US$150-US$200M) and deposit portfolio within International and Domestic Corporate (US$75-$100M). She is currently a  Relationship Manager at RBC Royal Bank (Cayman) Limited and founder of Legacy Solutions.

She holds a Bachelor of Science in Finance from the University of Tampa (2009) and Master of Science in Finance and Accounting from the University of Wales (2015). She is a member of the Honor Society Beta Gamma Sigma (University of Tampa) and Certified Anti-Money Laundering Specialist (CAMS – 2021).

Dr. Larissa Johnson

Director

Larissa is a multifaceted administrative consultant with an extensive background in a variety of administration duties. She has spent the last 10 years working in high-pressure settings in both team and leadership roles.

She is currently a Practitioner Psychologist and serving as a project manager for Legacy Developments.

Additionally, she works alongside Lori at Legacy Solutions as an Administrative Consultant. Her primary role with Legacy Solutions involves serving as a liaison between financial institutions and clients. It is essential that valuable relationships are maintained with our clients as well as with financial institutions to ensure a smooth and hassle-free process for the clientele.

Larissa obtained her Honors Bachelor of Science degree from The University of Toronto with a specialist in Forensic Psychology and a major in Exceptionality in Human Learning. She obtained a first-class Honors Master of Science Degree in Forensic Psychology from the University of Kent. Furthermore, she obtained her Practice Doctorate in Forensic Psychology from the University of Birmingham. Most recently, she completed a Master of Science Degree in Business and Organisational Psychology with distinction at Coventry University.
